Travel: This position will require heavy travel based on the needs of the assigned portfolio. Relocation is not required, but candidates must be based near a major airport (i.e. Atlanta, Charlotte, Dallas, Chicago).
Summary: As a Regional Director, you will guide a team of General Managers to success by closely monitoring all areas of property operations for a specified portfolio of assets. The Regional Director is responsible for the continuous improvement of each property and company image by attending to the needs of site teams and customers. The Regional Director should possess a polished, professional stature and lead each team by example. You’ll work closely with senior management, property owners, investors, asset managers and other internal departments to ensure that each property performs at a high level and that the associates at each site have the tools and resources to be successful and the best work experience possible.
Roles and Responsibilities (including but not limited to)
Operations
- Complete regular site visits to each property to engage with the site teams, complete quarterly audits, recommend maintenance and capital improvements, tour the market, and develop relationships with the universities and communities we serve.
- Effectively lead geographically dispersed teams of student housing professionals to operate a portfolio of assigned properties.
- Continuously evaluate and communicate suggestions for improving site and/or corporate operations and participate in the discussion and decision-making process of enacting positive change.
- Follow established company Standards and complete all work in an ethical, fair, and consistent manner.
- May be called into a property in emergency situations when additional leadership is needed on site or to cover short term vacancies.
- Perform any other duties as assigned by your manager
- Oversees the operating performance of and compliance with the Company’s property management procedures and policies by inspecting properties, reviewing financial pricing models and marketing plan(s), conducting operational and financial audits, and developing corrective action plans as necessary to achieve stated goals and objectives.
SQuad Management
- Successfully recruit, train, and develop high-performing associates in all site level roles to maximize the performance of our sites and develop the future leaders of our company with a SQUAD mindset.
- Provide performance coaching to under-performing site associates, initiate disciplinary action, and complete approved terminations as necessary.
- Delivers coaching conversations around opportunities all operational functions of the property by providing direct and timely feedback with a focus on team and individual development.
- Focuses on employee engagement and ensuring that associates have the resources needed to be successful.
- Works with the Talent Management/Training teams to build career paths and training programs for team members.
Sales and Marketing
- Oversee and participate in leasing productions for assigned properties including leasing administration, marketing activities and maintaining product knowledge of community and competitors to maximize rental income and budgeted occupancy.
- Develop, implement, and continually evaluate a unique marketing plan for each property with the assistance of the marketing department and on-site team. Make timely recommendations for any corrective action needed
- Guide the team in establishing and monitoring rental rates and pre-leasing goals.
- Continually maintain and communicate current information on the following items:
- General community knowledge (number of buildings, unit mix, physical amenities, location, university relationship, etc.)
- Market (all information contained in market survey) and can compellingly communicate their assigned community’s value proposition relative to peer assets.
- Content and administrative processes of the Application, Lease Agreement, Assignment process, Community Policies, utilization of Property Management Software and various Addenda.
- Oversee revenue proforma and can accurately report on achievement of revenue targets including overall market rates, gain to lease, loss to lease, concessions, leasing velocity.
Financial Management
- Work directly with General Managers to prepare aggressively achievable site budgets that meet or exceed the goals of the owner/investor.
- Manage the financial performance of each property to ensure compliance with the approved budget, produce accurate financial reports, and provide advance notification of anticipated out of budget expenses.
- Review and approve property invoices, resident refunds, leasing commissions, and monitor the use of credit cards issued to on-site associates.
- Consistently reviews occupancy and delinquency report and creates strategies when there are problems.
- Investigates anomalies in collections and bad debt and ensures that all utilities are billed back according to policy.
- Conducts monthly financial calls to review variance reports to ensure that all accruals have been accounted for, outstanding payables are resolved, concessions are reconciled, re-classes and variance comments are accurate and applicable items are being capitalized.
Customer Experience
- Serves as point of contact for all escalated resident complaints; quickly follows through to a satisfactory resolution.
- Maintains a thorough understanding of capital expenditure expectations and how it effects the experience of residents, parents, and partners.
- Coordinate all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline (scheduling) and approval of completed projects.
- Ensure sites are prepared for hazardous weather situations and other emergency situations in order to minimize damage to the property.
- Maintain a positive attitude and provide excellent customer service to our residents, owners/investors, and other associates.
Requirements
- Bachelor degree strongly preferred, high school diploma required
- At least 3-5+ years’ experience managing student housing
- Experience managing multiple properties and/or asset types in multiple markets preferred.
- Proven proficiency in all areas of property operations
- Strong financial, organizational, analytical and decision-making skills
- Strong internet, word processing, and spreadsheet skills
- Must have excellent communication, management, and people skills
- Entrata experience preferred
- Must comply with all state, federal and/or local laws relating to Fair Housing
- Must be willing to work weekends
- Ability to travel up to 75%
- Airport travel required
- Must have a valid driver's license and be able to rent a car
